The Bronx is seeing a cultural and economic resurgence. From the multi-million dollar expansion of the Bronx Museum of the Arts, the residential and commercial redevelopment in West Farms/Crotona Park East, the rebuilding of the Grand Concourse near Yankee Stadium and the new developments in the Mott Haven neighborhood, the Bronx is growing and transforming into the next residential go-to boro in New York City. In the Mott Haven community, the rezoning of commercial/industrial space to mixed use residential/commercial has enabled the development of the recently completed 491 Gerard Avenue affordable housing residence. Together with the adjacent Exterior Street residential building, the Gerard Avenue Residences are at the center of this resurgence.

Conveniently located next to the Major Deegan Expressway and the 145th Street Bridge to Manhattan, the Gerard Avenue Residences are part of a smart-growth, affordable housing community for moderate and low-income eligible applicants. The building features studios, one-, two-, and three-bedroom apartments; a community room; bike storage; security cameras; on-grade landscaped courtyard; recreation space; a fitness center; and an outdoor roof deck. The Gerard Avenue building is also one of the first residential buildings in the Bronx to incorporate rooftop solar arrays to harness clean, energy efficient solar power.
